ESSENTIAL FUNCTIONS:
- Sub mining and updating the database of MBE, WBE, SDVOB and Section 3 certified companies for future and current invitations to bid.
- Assembly of the Good Faith Effort packages including the bid solicitation log, narrative and all other backup material associated with the specific project.
- Assist Preconstruction Managers with the development of Preliminary Utilization plans.
- Manage and document the certified-subcontractor outreach during a construction projects’ invitation to bid period.
- Create exhibits specific to the compliance requirements for bid packages, owner, and subcontractor contracts.
- Maintain Master List Spreadsheet of workforce goals, funding requirements and funding entities for all Preconstruction projects.
- Assist Precon and Estimating in documentation and filing of compliance process.
- Assist in the organization and development of Turn Over Documents to ensure the hand-off of a project from Preconstruction and Estimating to Operations is thorough and complete, including all good faith effort documentation.
- Work with the Preconstruction, Compliance and Marketing department on the creation of job fairs for workforce and subcontractor outreach
- Be able to quickly adapt to changing federal, state, county and city policies and procedures and communication changes to all department heads.
- Create training sessions with the subcontractors to review the required compliance documentation on a project basis as needed to promote Subcontractor participation.
- Assist the Preconstruction Managers with all urgent action items necessary in the completion of the preconstruction process
QUALIFICATIONS & RESPONSIBILITIES
Top candidates will have 2-5 years of experience in preconstruction or project coordination. Strong understanding of construction processes, techniques, and materials. Excellent communication, organizational, and problem-solving skills, and the ability to work collaboratively in a team environment. Top candidates will also have intermediate to advanced skills in the use of technology including MS Office products, PROCOR, Raken, and P6/Oracle. Advanced skills and/or education in comparable programs will be considered equivalent.
Senior Project Managers typically have a range of physical requirements, including:
- Office Work:
- Ability to sit for extended periods while using a computer and attending meetings.
- Manual dexterity for typing, filing, and handling documents.
- Site Visits:
- Ability to walk, stand, and navigate construction sites, including uneven terrain.
- Capability to climb stairs and ladders as necessary to assess project conditions.
- Ability to carry and lift materials or equipment weighing up to [specify weight, e.g., 20-50 lbs] occasionally.
- Communication:
- Good hearing and speech to communicate effectively with team members and stakeholders.
- Ability to read and interpret construction plans and documents.
- Travel:
- Ability to travel to various job sites, which may involve driving or using public transportation.
- Environment:
- Willingness to work in varying weather conditions and environments typical of construction sites.
Compensation for qualified candidates is determined by multiple factors including but not limited to verifiable experience, education, and technical skills. The pay range for this position is: $20-$30 an hour
